We are here to help you in your search for a home. Finding interesting homes via the MLS search is easy. But more importantly, finding the right neighborhood, the right location is a lot harder. So, we have built this web site to help you with information about the communities in St Augustine and St Johns County. We are constantly expanding the number of neighborhood pages and have begun to create video's of each area. Our photo tours provide a "drive through" tour via which you will see what the "neighborhood", the streets and yards, look like. Our commentary touches on subjects such as the proximity to shopping and medical facilities as well as recreational resources and restaurants.
Home Buyer Services
We assist home buyers in locating, evaluating and purchasing a home. In the first step we provide free access to the Northeast Florida MLS. This allows the home buyer to search the home listings at his/her convenience. As a buyer refines his search we also will provide a custom search in the St Johns County/St Augustine MLS. With this MLS we have the ability to search employing more than 200 different parameters such as fireplace, golf community, swimming pool, type of roof, type of flooring and lot size.
When our buyer finds a home listing that interests him we will preview the home and provide extensive photographs and commentary on the home. Employing our extensive real estate experience will offer comments on the features of the home (both good and bad). We also provide a neighborhood photo tour that shows what the surrounding homes and street look like.
In addition to the preview we research the history of the home and provide a property details report. Among other things this shows the sales history on the house detailing the prices paid by previous owners.
When the buyer decides to make an offer on a home we create a contract and the other required paperwork to present the offer. In the process we include contract clauses to protect the buyer's interest. This includes contingencies such as mortgage approval, home inspection, title search and appraisal value. As negotiations proceed we work with the buyer in refining the purchase agreement which may include requiring the seller to make repairs or negotiating for personal property.
We arrange for the home inspection, survey (if necessary), appraisal and title search.
Prior to the closing we do a walk through with the buyer and review all the paperwork in order to assure the buyer of a clean and quick closing.
